Unless otherwise provided by the Contractor, all work completed by the Contractor will be warranted for one year from the date of its substantial completion. All claims to the Contractor must be made within one year from the date of substantial completion. The Contractor's one-year warranty to the Owner is voided if the Owner fails to make any payment on the contract on a timely basis or fails to make payment on any change order or the Contractor, in exercising its rights hereunder, stops the work before it is completed. All warranties are void if work performed by the Contractor is repaired or corrected by the Owner or anyone other than the Contractor. Materials failure and defects are not the responsibility of the Contractor.

If work is defective, the contractor reserves the right to correct the issue. We have a longstanding record of doing the work correctly. If, for some reason, anything is defective, we will return to correct the issue. Construction is not a perfect science, and we understand that there might be issues, but we will never leave our homeowners without unsatisfactory workmanship.

Yes, we have a dedicated team of about 15 crew members from various trades that have worked with us for over 15 years. Please see attached a list of our preferred vendors who have been working with us for over 30 years.

“Unforeseens” can happen. We try to keep a realistic timeline for all of our clients. In the event that we don’t meet agreed-upon timelines (usually due to city inspections and/or requirements that are out of our control), we let the client know right away. In addition, we use our online project management tool, BuilderTrend, to help with communication among our subcontractors, team members, and office staff. We are a highly organized team and do everything we can to ensure clear, transparent, and honest communication at all times.

We currently have approximately 6 design projects and 3 construction projects underway. We typically handle up to 6 projects concurrently.

Together with our team, office staff, and online system, we have a highly organized plan to ensure we stay on top of every project. A lot of the heavy lifting and planning happens at the beginning of the project. One of the biggest differences between MiLar and other companies is that we offer procurement services allowing us to be prepared once we start construction. Our goal is to provide you with a joyful and stress-free experience while we take care of the heavy lifting.

To ensure quality, we primarily focus on the services we can offer with our in-house team. A sustainable design and build project requires a specialized consultant.

We communicate with each other as a team via one centralized document and email chain. We do not make unilateral decisions individually. To communicate effectively, we clearly communicate necessary information to all parties involved. When we need timely approval or input to make decisions regarding your project, we will communicate relevant information by email, copying all involved parties. Ongoing communication is a collaborative effort between our team and yours, and we have found that the more clear our communication, the more successful the project outcome.
We prefer to communicate via email so that everything can be referenced if necessary. If there is an “emergency” or a question that needs to be answered immediately, we will text or call. We are always happy to schedule a phone call if you’d like to speak with us over the phone. Otherwise, any questions can be emailed, and we will get back to you as soon as possible. Once we begin working together, we will send over a communication plan outlining this in more depth.
